Driving directions

The Hideout is in The Rainbow Condominium at 11200 Coastal Highway, Ocean City, MD 21842, at the cross street of 112th Street.

If coming in on US 50 East, we encourage you to take the MD Route 90 cutoff (20 minutes beyond Salisbury).

When you get to Ocean City, turn left (north) on Coastal Highway. The Rainbow is about a mile up on the right from MD Route 90, just after the Capri condominium building.

Parking

Hand-drawn map of the Rainbow parking lot with our two assigned spots circled: one in the north lot, one under the building on the south side
Summer · Memorial Day weekend – Sept 30

Reserved parking for up to 2 cars. One spot is in the lot on the north side; the other is under the building on the south side. Each is marked with our unit number (unlock with your guest code). You must park in the assigned spaces.

There is a $35 cash registration fee per vehicle, paid on arrival at the Rainbow security office. If you arrive late at night or no guard is on duty, register and pay at the Manager's office, unit 107, by 11:00 am the next morning. Unregistered vehicles will be towed at the owner's expense.

Additional spaces may be available; ask when you register.

Off-season · Oct 1 – Wed before Memorial Day

Parking rules and fees aren't enforced: park anywhere, no fee, and more than 2 cars are fine.

Check-in

Check-in time is 3:00 pm. Please don't arrive in the unit before then; the cleaners will probably still be there, especially in summer when we have back-to-back guests. Outside June–September we'll do our best to accommodate early check-in requests.

Arriving early? You can usually park in the condominium lot and explore OC or relax on the beach before checking in.

Check-in and check-out are contactless. Several days before your stay, we'll email you a unique access code for the front door.

Carts and tubs are in the lobby or near the building manager's office on the 1st floor. Please don't bring carts into the condo, and return them when you're done. No carts in walkways or units overnight.

Getting into the unit

The unit has a smart lock for keyless check-in.

From outside
  1. Enter your PIN (sent in a separate email)
  2. Wait for the blue check mark on the lock icon, then open
  3. To lock, press the lock icon (no code needed)
From inside

Turn it by hand like any other lock.

A standard deadbolt adds extra security from the inside. No key is provided for it.

Your stay

How things work in the condo and the building

Air conditioning & heat

The smart thermostat (Nest) is on the hallway wall just outside the kitchen. Turn the outer dial to set the temperature. Keep windows and outside doors closed while heat or AC is running.

We recommend 72°F / 22°C in summer. Please don't set the AC below 68°F; it won't cool faster and may freeze the coils (the HVAC system is new as of 2021).

The thermostat lets the temperature drift when it senses no movement during the day, and resets to your setting when it detects you again.

Smoking

No smoking in the unit or on the balcony, including prescription cannabis products.

The smoke detector in the unit will alert and evacuate the entire building if set off. Designated smoking areas are outside the building.

Kitchen

Fully equipped: Keurig and drip coffee maker (#4 filters), new refrigerator (2019), oven range (2020), dishwasher and microwave (2021). Pots, pans, baking sheets, a blender, and an Instant Pot are available.

Please don't adjust the refrigerator or freezer controls

They run on the cold side. After changeover and a full load in summer heat, it takes 24–28 hours to reach normal temperature.

  • The trash chute room is just around the corner from the unit. No boxes or large items in the chute; take those to the dumpster on the side of the building.
  • Recycling drop-off is near the building manager's office, 1st floor (unit 107). Separate paper from plastic/metal cans and bottles.
  • No boxes or trash in the halls or walkways.
  • Tell the Manager's Office right away if the trash chute is clogged or not working.

Laundry

Full-size washer and separate dryer (new in 2021) in the utility room opposite the Hideout's entrance. Select a program, add detergent to the tray, close the door, and press start.

  • We don't supply laundry detergent, though there's often some left by previous guests.
  • Clean the dryer lint filter every time, before you start the dryer.

TVs & entertainment

  • HD cable (Comcast/Xfinity) in all 3 bedrooms and the living room. See the laminated sheets in the condo for instructions.
  • The living room TV has a Blu-ray/DVD player on the secondary HDMI input, with DVDs in the TV cabinet.
  • Every TV is internet-connected: sign in to Netflix, Hulu, Prime, Apple TV, Disney+, etc. Please sign out before you leave (you can usually do it online if you forget).
  • Games and puzzles are in the basket under the living room table.

Breakages

Accidents happen! If you break anything, let us know right away. If it's minor we usually won't charge. For something larger (like a TV screen), we'd like to agree on the cost with you before you leave.

Grill, BBQ & beach fires

Grilling isn't allowed on the balcony or decks; it violates local law except in designated areas such as parks.

There's no fireplace, but fires are allowed on the beach with a permit from the Town of Ocean City. Apply online at ocbonfires.com ↗.

  • Fires must be out and cooled before midnight.
  • Untreated natural wood only, no lighter fluid; at most 3 ft high and 4 ft wide, at least 75 ft from the dunes.
  • Carry the ashes off the beach in a metal container.

Swimming pool

Beach access, lockers & gear

Reach the beach from the 1st-floor pool deck (stairs) or the ground-floor parking lot (no stairs).

Diagram of the ground floor showing the beach lockers at the rear of the parking garage, beach side, beyond the lobby

Our beach lockers are near the rear of the parking garage (beach side): two lockers, top right, each marked "H".

The key is on a bright yellow chain on the coat hook in the hallway. Please put it back when you're done ($25 fee for a lost key).

Wash off gear and people at the showers and hose behind the building at beach level (the hose is around the corner toward the dumpsters).

Elevators

Two elevators near the center of the building in the lobby. They get busy at summer check-in and check-out; remember you're on "Beach Time"!

Pets

Sorry, neither pets nor emotional support animals are permitted (except for unit owners). This is a condominium association bylaw. Licensed service animals are exempt.

Quiet times

Noise must never become a nuisance to other units. Ocean City enforces quiet hours from 11 pm – 8 am in residential areas, but many neighbors have kids or grandkids who go to bed earlier, so please keep it down any time it's dark out.

Want to party loud and late? Head to Seacrets or the original Greene Turtle, which is "staggering distance" from the condo.

If another unit is causing problems, call us any time and we'll contact the association or police for you.

Housekeeping

We use a contracted cleaning company. Need a mid-week cleaning? Contact us and we'll arrange it, for a $100 fee.

Our housekeepers clean with disinfectant and give special attention to high-touch surfaces such as countertops, light switches, handles, and faucets.

Check-out

Check-out time is 10:00 am

Check-out time: 10:00 am

We're a rental run by individuals, so check-out is set by our cleaning crew's schedule. They need the full window to turn the unit over, especially in summer with back-to-back guests.

Outside June–September, we'll do our best to accommodate late check-out requests.

Your help keeping the space clean makes it a great experience for the next guests!

Rainbow building rules

Flagrant disregard of the House Rules may be cause for eviction

Registration

All renters must register at the guard station on the day of arrival. The $35.00 registration fee includes a parking permit for one assigned space. A second permit can be issued for an additional $35 for two- or three-bedroom units. Renters sign the registration form, agreeing that they and their party will follow the House Rules.

Arriving late or with no guard on duty? Register and pay at the Manager's office, unit 107, by 11:00 am the next morning. Vehicles without a permit will be towed at the owner's expense.

Parking

Park in assigned spaces with the permit displayed on the driver's-side dashboard at all times. Vehicles without a valid permit will be towed at the owner's expense. No campers, trucks over 1 ton, boats, or trailers on the lot.

Vehicles with a valid owner's permit may park in that owner's assigned space(s). Visitor parking is limited to three hours in designated visitor spaces; if none are open, visitors must park off-site.

Vehicle towing

Under recent Maryland law, only the Board of Directors and the Property Manager (as the Board's agent) may tow vehicles from Rainbow property. Report all parking issues, in or out of season, to the Property Manager. Owners, guests, and visitors may not tow any vehicle; anyone who initiates an unauthorized tow is liable for all costs to the Association.

Luggage carts

Return carts to the lobby immediately after use. No carts in walkways or units overnight. Grocery store carts must be returned to the store immediately.

Keys & lockouts

Renters get keys from their rental agents. Management won't issue keys or admit anyone to a unit without the owner's authorization. Locked out? Call your rental agent (that's us). Owners can have units unlocked for family and guests, depending on staff availability:

HoursFee
8 am – 5 pm$5.00
5 pm – 12 am (midnight)$10.00
12 am – 8 am$25.00
Pets

Only Rainbow owners may have their own pets on the property. Relatives, guests, and renters may not bring pets of any kind and will not be admitted with them. Owners follow all Association rules and Town, county, and state laws on noise and animals; pets must wear a Rainbow pet tag on the collar or leash outside.

Returning from the beach

Use the outside shower at the base of the beach stairs to rinse sand off yourself and your rafts, toys, chairs, etc. before coming into the building.

Security

The guardhouse is staffed 8 am to midnight from June 15 through Labor Day, and security guards tour the building through the night. They are not police. There are 24/7 video cameras in elevators and common areas. Contact security or the manager about any problem or vandalism.

Messages

There is no landline phone in our unit, so keep a cell phone handy. Messages received by the Manager are left at the guardhouse, and it's your responsibility to check for them. None are delivered except in an extreme emergency.

Decks

Deck areas close at midnight, and back entrance doors and beach access gates are locked. Decks reopen each morning when day-shift staff arrive (Memorial Day – Labor Day).

Trash

Trash chutes are at the northeast end of each floor. Carry boxes and oversized containers to the ground-level dumpsters. No boxes or trash in halls or walkways. Report a clogged or broken chute to the Manager's Office right away.

Balconies

Balconies are for quiet enjoyment. Nothing may be placed or hung over the railings. No drying clothes, rugs, or beach towels, and no storing bicycles. No barbecuing or cooking of any kind (City and State fire ordinance). Don't flip cigarettes, shake towels, or throw anything over balconies or walkways. Don't feed the seagulls.

Penthouse balconies: don't flip cigarettes onto the roof (burn holes damage it), stay on the balcony, and never step onto the roof.

Swimming pool

No floats, rafts, toys, balls, or noodles in the pool (floats worn on the body are fine). No running, jumping, or shouting. No smoking, alcohol, or food inside the pool enclosure; drinks must be in plastic containers, and no glass of any kind.

Hours: Memorial Day – Labor Day 9 am – 10 pm (weather permitting); before Memorial Day and after Labor Day 9 am – 4 pm.

Children under 15 need an adult present. Non-toilet-trained children must wear swim diapers. No radios, TVs, or other sound devices in the pool or deck areas unless used with earplugs or headphones. No musical instruments on the pool deck without Board permission.

Liability & damages

Everyone using Rainbow facilities does so at their own risk. The Association and management assume no liability for any loss, casualty, accident, or injury, and users agree to indemnify and hold harmless the Council of Unit Owners, each unit owner, management, agents, and others from any claim arising from their use of the premises.

Owners and renters are responsible for the cost of property damage caused by them, their guests, or children. The Rainbow Condominium Inc., its Board, and management aren't responsible for loss of or damage to personal property.

General

No skateboards, roller blades, bikes, etc. in or around the building. No playing in the elevators or running in the building. Staff won't accept keys or cash deposits or get involved in private rental matters.

Emergency

Call the Manager's Office at 410-723-1648 immediately to report any maintenance emergency that could cause property damage or injury: loss of water or electricity, sewer backup, water leaks, malfunctioning elevators. In a fire, don't use the elevators; use the stairways at each end of the building walkways. Call 911 for fire, police, and medical emergencies.

Fire & evacuation

Fire alarm pull stations are beside the stairwells at each end of the walkway; one is just outside our front door. Every condo's system is hardwired and centrally monitored at all times.

  1. Go to the stairwell just steps from the condo entrance and use the stairs.
  2. Don't use the elevator unless officials managing the evacuation say it's allowed.
  3. Once outside, move away from the building toward Coastal Highway.
  4. When the emergency is handled, give us a call too.

Maintenance problems

Let us know about any maintenance need and we'll get it fixed as soon as possible.

Inside the unit (e.g., a plumbing leak): try to stop it first (turn off the water), then call Nathan or Natalie. If it's serious and you can't reach us, call the building manager, or 911 in a serious emergency.

Caused by another unit (excessive noise, water leaking in from above): call us, or call the building's property manager, who will send someone.

Report building emergencies (loss of water or electricity, sewer backup, leaks, broken elevators) to the Manager's Office immediately: 410-723-1648.
